KAI’S TINY HOMES

FAQs

01

What exactly do you do?

I’m an architectural designer specializing in tiny homes, container homes, ADUs, and small-scale residential and commercial spaces.

I create detailed floor plans,

3D models, and high-quality visualizations that help bring projects from idea to execution.

02

Are you a licensed architect or contractor?

No—I’m an architectural designer.

I focus on design, layout,

and visualization. My work is created with real-world construction in mind and can be used alongside licensed architects, engineers, or builders for execution.

03

Do you design homes that can actually be built?

Yes.

All designs are developed

with real-world constraints, materials, and spatial logic in mind. My work is intended to be build-ready when paired with the appropriate construction team.

04

Do you have completed or built projects?

At this stage, my work is focused on design and visualization.

I create fully developed concepts and models that are ready to be brought to life by builders, developers, or clients.

05

What do clients receive when working with you?

Depending on the package, clients receive:

• Custom floor plans

• 3D models & walkthroughs

• High-quality renders

• Layouts and spatial planning

• Optional furniture and material guidance

Everything is designed to support both planning and presentation.

06

Who do you work with?

I work with:

• Individual clients building homes

• Developers and landowners

• Airbnb and rental property investors

• Brands and businesses needing small-space design solutions

07

Can you help with both residential and commercial projects?

Yes.

While I specialize in small residential spaces, I also design commercial environments such as rental units, hospitality spaces, and modular developments.

08

Do you only design container homes?

No.

Container homes are a specialty, but I also design traditional small homes, ADUs, and modular spaces depending on the project.

09

How do I get started?

You can start by booking a consultation or selecting a design package through the website.

From there, we’ll define your vision, layout, and next steps.

10

Do you build the homes, or do you only design them?

Right now I specialize in

architectural design packages:

floor plans, 3D models, and

high-quality renders.

I’m actively expanding my

network of licensed builders so I

can offer turn-key solutions in

the near future.

11

How much does a custom design cost?

My custom design packages

start at $5,000 and scale

depending on size, complexity,

and level of detailing.

I also offer a Concept Package

starting at $2,500 for clients

who want the vision without the

full custom process.

12

How much does a custom design cost?

Yes! My pre-designed models

(like the Hale Pod) are

available as plan sets starting

at $3500.

These include detailed

drawings, layouts, and build-

ready specifications.

13

Can I purchase a design even if I don’t have land yet?

Absolutely. Many clients start

with the design first so they can

plan around their layout needs

and preferred footprint.

Your design can adapt later

once land is secured.

14

Do you design for clients

outside the U.S.?

Yes. My work is fully digital

and I can design for clients

anywhere in the world.

For location-specific codes,

you’ll need a local architect or

builder to finalize compliance,

but the design translates

across countries.

15

Are your designs structurally engineered?

My packages include

architectural documentation,

not engineering.

You’ll need a licensed engineer

in your region to stamp plans

based on local requirements,

wind load, snow load, and

foundation details.

16

Can you modify an existing plan?

Yes — I offer plan modification

services if you want to take a

pre-designed model and

customize it.

Pricing depends on the level of

change.

17

What’s included in a full custom package?

A full package includes:

• Concept development

• Scaled 2D floor plans

• 3D model of the home

• 10–20 photorealistic

renders

• Materials palette

• Builder-ready layout

package

• One revision round

• Optional add-ons for

exterior site planning or more

renders

18

How long does the design process take?

Most concept designs take 1–2

weeks depending on complexity.

Custom models typically range

from 4–6 weeks to ensure

every detail is aligned with

your needs.

19

What size containers do you design with?

I mainly work with:

• 20’ high cube containers

• 40’ high cube containers

• Modular high cube

container combinations

I can design with any standard

intermodal unit.

20

Do your designs include plumbing and electrical layouts?

I provide general location

diagrams for plumbing and

electrical, but final installation

drawings must be completed

by your builder or local trades

to meet your code

requirements.

21

Where’s the toilet in your designs?

I integrate the toilet inside a

concealed drawer system

beneath the cabinetry. This

keeps the bathroom minimal

and serene while still being fully

functional. The mechanism

doesn’t always appear in

renders, but it is included in all

floor plans.

22

Do you offer interior design services only?

Interior design is included as

part of my architectural design

packages.

Standalone interior design

services are available on

request.

23

What software do you use?

I use Tiny Easy and a

combination of professional

modeling tools, rendering

engines, and AI-enhanced

visualization to produce

accurate layouts and

photorealistic imagery.

24

How do I get started?

You can begin by sending me

an email or fill out my

Design Intake Form under

“Contact Us”

From there, I’ll review your

needs and send next steps for

booking, invoicing, and project

scheduling.
